The 60-hectare FSO car factory in Warsaw, which manufactured 4 million cars over 60 years, is to be transformed into a green space accommodating 17,000 residents and providing employment for 13,000. Polish architects WXCA, collaborating with SAWAWA urban planners and Warsaw City Council have designed the masterplan for developers OKAM. The first phase of the project is scheduled for 2026, with completion expected by 2050.
The plan aims to foster a sense of community and establish a timeless, high-quality, living and working space 5km from the centre of Warsaw.
A 1 km long, 10-hectare linear park spans the district’s length. Residents can access basic needs within a 15-minute walk, with pedestrians and cyclists given priority over cars, which mainly use a ring road.
Addressing climate change and sustainability, engineers at Buro Happold propose a 100% groundwater retention system, power generation system, and energy sharing system between buildings. Former factory facilities will be repurposed for public functions, and fragments of the casting shop, assembly shop and welding shop passageway will be utilised to form the walls of the main square.
